Nassau Bay homeowners would see their property tax bills drop $55.45 for the 2026 tax year under a proposed rate the city council plans to vote on Monday, Sept. 28.

The city posted a formal notice on Thursday, Sept. 17 setting the proposed FY2027 tax rate at $0.670499 per $100 of assessed value. That matches the rate Nassau Bay adopted for the 2025 tax year. But because average homestead values in the city are projected to fall from $378,392 to $370,121, a decline of 2.19%, the typical homeowner's annual bill would shrink from $2,537.11 to $2,481.66.

The proposed rate also falls below the no-new-revenue rate of $0.692997 per $100, the level at which the city would collect the same total dollars as the prior year. It is well under the voter-approval rate of $0.759693, which means the city does not need to hold an election on the rate. City Secretary Maria E. Rodriguez certified the notice was posted at City Hall and on the city's website.

All seven council members are listed in the notice as supporting the proposal: Mayor Philip Johnson, Mayor Pro Tem Lucie Johannes and council members Brian Johnson, Haley Uhl, Sarah Horton and Ashleigh Klug. The Position 2 council member is also listed in support. No members are listed as opposed or absent. The formal vote has not yet taken place.

Across all properties, the city's total tax levy would fall from $4,686,818 to $4,467,135, a reduction of $219,683, or 4.69%.

The rate proposal follows at least five budget workshops the council held between Aug. 4 and Sept. 8. As recently as a Sept. 8 workshop, the city's Taxpayer Impact Statement still listed the FY2027 rate as "not yet calculated."

Separately, the city plans to ask the council to authorize up to $4.5 million in certificates of obligation to buy a ladder truck and a pumper truck for the fire department and build an enclosed metal parking structure at the fire station, according to a legal notice in the Houston Chronicle. That vote is tentatively set for Oct. 12.
