Homebuyers shopping in the low $400,000s can walk through a furnished model at Midline, the 1,066-acre development taking shape near Baybrook Mall in Webster.

Brookfield Residential's Haverford model home is open on the builder's 40-foot-wide homesites, according to the Midline website. The two-story plan has 2,461 square feet, four bedrooms, 3.5 baths and an attached two-car garage. It represents a collection of plans ranging from 2,000 to 2,600 square feet.

The price point puts Brookfield's 40-foot collection well below the development's upper tier. Toll Brothers builds on 70-foot homesites at Midline, and Brookfield's own 60-foot Broussard collection starts in the mid-$600,000s. Across all four builders, homes range from the $400,000s to over $1 million.

Brookfield also co-owns Midline in a joint venture with CDC Houston, Inc. and manages the overall development. The community sits just west of I-45 South between El Dorado Boulevard and Grissom Road.

Sales topped 100 homes by June 2026 across all builders, according to Midline. The late-April grand opening drew more than 1,800 visitors. Matt McCafferty, Brookfield Residential's senior vice president of operations, said in May that interest had exceeded expectations, according to Midline's grand opening recap.

"Typically, you have to wait – sometimes quite a long time – for your grocery store and all your entertainment and shopping to be built. At Midline, it's all already here," McCafferty said at the time.

Carolyn Lentini, a Seabrook-based real estate agent with 30 years of experience who became one of Midline's first residents, said in a Sept. 7 profile on the Midline website that getting in early offers practical advantages, including first pick of homesites and lower prices.

The Haverford is one of six furnished model homes open along Midline's Model Home Row. The development is zoned to Clear Creek ISD, with students attending Greene Elementary, Brookside Intermediate and Clear Brook High School, according to Community Impact.

Midline is planned for 2,800 single-family homes at full buildout. The first phase has 271 homesites. The Midline Club, the community's first major amenity center, is scheduled to open in summer 2027, and the Midline Welcome Center is open seven days a week for prospective buyers.
