Toll Brothers has opened its Dana model home at Midline, the 2,800-home master-planned community taking shape off I-45 South in Webster.

The two-story Dana is one of six furnished model homes now open along Midline's Model Home Row. The Dana plan ranges from 3,386 to 4,634 square feet depending on configuration and is priced from the high $600,000s to $800,000s. The furnished model starts at $802,995 with four bedrooms, four baths and a three-car garage.

Toll Brothers homes sit on 70-foot-wide lots, the largest homesite size in Midline's first phase. Three other builders, Brookfield Residential, Highland Homes and Perry Homes, offer plans on smaller lots starting in the high $300,000s.

The model's standout feature is a family room with a 20-foot ceiling and exposed wood beams that opens into the kitchen. The main floor holds the primary bedroom suite, a guest suite with its own full bath, and a home office behind French doors. Two more bedrooms, a loft game room and a media room fill the second floor. Out back, a two-story covered patio includes an outdoor kitchen.

Midline has moved quickly since its late-April grand opening drew more than 1,800 visitors over a long weekend. The developer reported on its website that more than 100 homes had sold across all four builders by early June. Matt McCafferty, senior vice president of operations for Brookfield Residential, told the Houston Business Journal in early May that early demand surprised the team.

"The interest has been great, definitely beyond where our expectations were," McCafferty said at the time.

The 1,066-acre community, a joint venture between Brookfield Residential and CDC Houston Inc., sits between El Dorado Boulevard and Grissom Road. Baybrook Mall borders Midline to the north. Challenger 7 Memorial Park, a 326-acre nature and recreation area, borders it to the south. All homes are zoned to Clear Creek Independent School District (CCISD): Greene Elementary, Brookside Intermediate and Clear Brook High School.

Midline's next major milestone is The Midline Club, a community center under construction at the main entrance off FM 528, also known as West NASA Parkway. The 3.8-acre complex will include a resort-style pool, fitness center, community hall, playgrounds and a firepit area. Felipe Luna, an associate with Houston-based Studio Red, described the building's mid-century-inspired design in an Aug. 5 Midline post announcing the project.

The Midline Club is scheduled to open in summer 2027.
