A 1,066-acre master-planned community in Webster has sold more than 100 homes since its grand opening in late April 2026, with four builders constructing houses and a signature clubhouse set to open in summer 2027.
Midline, a joint venture between Brookfield Residential and CDC Houston Inc., sits west of I-45 South between El Dorado Boulevard and Grissom Road. The land was part of the old Webster Ranch, which CDC Houston's ownership acquired in the 1960s. Midline represents the last major piece of that original ranch to be developed, according to Warren W. Wilson, executive vice president of CDC Houston. Sales figures and development details come from Midline's own reports; independent city or county records were not available to confirm them.
The first phase contains 271 homesites in six lot sizes between FM 528 (West NASA Parkway) and West Bay Area Boulevard. Homes are priced from the $400,000s to more than $1 million, according to Midline's grand opening report. Brookfield Residential, Highland Homes, Perry Homes and Toll Brothers are all building across lot widths from 40 feet to 70 feet.
More than 1,800 people visited during the grand opening weekend in late April 2026. By early May 2026, more than 80 homes had been sold. That number passed 100 by June 2026. McCafferty said in May 2026 that early interest exceeded the developer's expectations.
Four builders are active.
The community's master plan calls for 15 parks, with no home more than a quarter mile from one, according to Midline. A central trail called The Line is planned to run 14 miles through the full length of the development, connecting homes to parks through 15 trail nodes.
The Midline Club, the community's main amenity building, is under construction at the entrance off FM 528. Houston architecture firm Studio Red designed the two-story building with mid-century lines inspired by nearby Johnson Space Center. Clark Condon Landscape Architecture designed the surrounding 3.8-acre site, which will include a pool, fitness center, playgrounds and event space.
Collette Cosby joined Midline as executive director of community life. She works alongside Bella Nidever, director of community engagement and a Houston-area native.
"I love to get in on the ground floor and build things up," Cosby said in a July 2026 profile on Midline's website. "I feel the same energy and excitement at Midline as I did at Easton Park. I was there when we had just over 100 homes and the main amenity was being built."
Cosby's office will move into The Midline Club when it opens. Until then, she works from the Midline Welcome Center, open seven days a week.
Midline borders Challenger Seven Memorial Park, a 326-acre public park along the community's southern edge. The park received more than $5 million in improvements for its 40th anniversary in 2026, including a space-themed playground and a new kayak launch.
All homes are zoned to Clear Creek Independent School District. Students attend P.H. Greene Elementary, Brookside Intermediate and Clear Brook High School, according to Community Impact. Clear Brook High received an overall A rating from the Texas Education Agency in 2026.
Among the first buyers is Carolyn Lentini, a real estate agent with 30 years of experience who previously lived in Seabrook. She watched the land go from open pasture where cattle once grazed to construction before purchasing a Highland Homes house, according to a September 2026 profile on Midline's site.
Midline's first homeowners, Mindy Tran and Trinh La, both grew up in the Clear Lake area. They purchased a Brookfield Residential two-story, four-bedroom home on a 40-foot lot.
The Midline Club is scheduled to open in summer 2027.
